There is a 50 x 115 welded metal building in which the home is built. The building has sprayed-on polyurethane foam throughout and a concrete floor. The first 15 of the building is a covered patio area which could be easily enclosed and added to the home. The next 30 is used for a very nice, two level 3,000 sq. ft. home and the other 70 of the building is currently used as a garage with a rear door and a door on each side which permits drive through access. This space could have multiple uses including entertaining large group. The lower level of the home has a large kitchen with stainless appliances, granite counter tops and beautiful cabinets and woodwork which connects to a large family room. There is also a large master bedroom and a very nice master bath. A second bath also serves as a laundry room and passage way to the garage area. The pastures have excellent stands of Bermuda grass with most of the area also having fescue grass for cool season grassing. There are good stands of arrow-leaf clover and other legumes in many areas.

The fencing is excellent with approximately 3 miles of steel pipe & cable fencing on both sides of the highway, along the road to the home and on both sides of a lane running from gathering pens to the working pens on the west part of the ranch. The other perimeter fencing & the cross fencing on the east part of the ranch is barbed wire with steel posts. The west side is divided into five pastures with high-tensile, 5-strand electric fencing. Four of the pastures connect to the gathering pens and the fifth pasture connects directly to the working pens.

The east part of the ranch is cross fenced into 3 pastures and has a good set of steel working pens. There are 40 acres belonging to a neighbor which the ranch owner grazes and maintains. Cattle water is supplied by a well on this 40 acres and by a number of earthen ponds.

Hwy 102 divides the ranch with 510 acres out the west and 440 acres on the east. Cattle are fenced away from the Little River. Little River flow is controlled by Lake Thunderbird which is a large lake approximately 10 miles NW of the ranch. Hay is often baled from nearly all of the pastures with the approximately 25 acres west of Jim Creek used only for hay production. There are many ponds on the ranch, several of which are seep ponds filled by a water level close to the surface. The sandy soil is highly productive.

Hunting is excellent and includes whitetail deer, turkey, bobwhite quail and feral hogs.

The owners also own 279 adjoining acres on the west side of Hwy. 102 which they would consider also selling.
