Water: The 1,800 linear feet of free-flowing Frio River is the highlight of the property and is treated as such. The entire bank is cleared and walkable allowing for countless access points, river side lounging, fishing, swimming, and kayaking. The river has various pools up to 10 feet deep as well as shallow flowing water. Various hardwoods are scattered over the river creating beautiful canopies with illuminating colors that you must see to believe. Channel catfish and many species of fish have been caught for recreational fishing. In addition to the Frio River, there are 3 water wells and a 2-acre stocked lake to add on to the properties water features.

Wildlife: This property has no shortage of native wildlife which include but not limited to: whitetail deer, axis, turkeys, dove, coyotes, and various fish species.
