The farmland is very level with less than 1% slope. The primary soil types are Verhalen clay and Reakor silty clay loam. Water quality analyses range from approximately 2800 to 4100 ppm of total dissolved solids.
The feedlot, which is located on a raised area in the southeast corner of the section, was built in the 1970s but has not been operated for a number of years. There are 120 feeding pens, two cattle working areas with adjoining hospital pens, loading chutes and horse pens. Most of the feed bunks are metal except for a small section of concrete bunks. Water for the feedlot is pumped by a 50 gpm submersible pump into two 50,000 gallon storage tanks. The feed mill has approximately 1,500,000 lb of grain storage plus a large concrete slab with overhead auger for additional storage. There are old grain poppers in the mill that would be of little value but the mixers are likely useable. There is a nice office building and a set of electronic truck scales.
A caliche pit located just north of feedlot is in current use. A home and approximately 5 acres on the south side of the property is excluded from the sale. No mineral interest is offered and there is no apparent production of oil or gas on the property. The property has one mile of frontage on Hwy 17.
