The Pipkin Ranch sits in the heart of cow country and has an added bonus of deer, antelope, quail and other wildlife; so you can ranch and hunt to your hearts desire. Approximately 7560 acres +/- just shy of 12 sections which can run year-round around 177 mother cows. The East side of ranch is flat with a sandy clay loam soil that produces Black gramma grass, as well as other varieties; drop seed, side oats, bluestem. The west side is rolling sand hills made up of the same variety of grasses.If mother nature continues to hold steady, you can run 15 cows per section at 177 cows year- round or 450 yearlings 6 months out of the year. There are 2 sets of pens; one on the west side and the other on the east. All interior fences are up to date with barb wire and steel posts. Deer, antelope, and quail are all over the ranch.
