This spacious commercial building has been known as the Russell Springs Antique Mall and owned by the Stephens Family since April of 1991. The 5 ft covered front porch will welcome your customers and offers a charming store front. Building offers approximately 5,531 sq.ft. +/- under roof with approx 4,631 sq. ft +/- of heated space plus an approx 18 ft x 50 ft shop / storage area with overhead door access in back. Main Building is divided into 3 large sections with each room having its own front and rear entrances. Building has city water, city sewer & KU electric. There is 1 working restroom & another not in use. Buildings electric was updated some in 1991 when purchased by the owners. Building has a fuel oil furnace that is currently used for the 3 main rooms and another furnace that is not in use. Except for cookie jars, Removal of items, moving, packaging, loading, transporting, etc. are the sole responsibility of the purchaser. All purchased items must be removed by the deadline stated above.
Shipping offered on cookie jars ONLY. For a fee of $10 for the first cookie jar, plus $5 for each additional cookie jar, Golden Rule-Wilson will deliver to the UPS Store in Somerset, KY. Purchaser will then be responsible to pay the UPS Store for packing, shipping, & full insurance to the purchaser's address on file. Please call at (606) 677-1402 if you have any shipping questions.
TERMS: Real Estate: Non-refundable 20% down within 48 hrs. of auction ending via cash, good check or wire transfer & close on or before 30 days. NO CONTINGENCIES DO NOT BID IF YOU CANNOT CLOSE. Personal Property: YOU MAY AT PICKUP. Accepted methods of payment are cash, cashier's check or local personal/business check (Must have I.D), OR Visa, MasterCard or Discover with a 3% processing fee in person (minimum processing fee of $3). Personal and business checks will be verified for sufficient funds before items are removed from the auction site. All purchases that have not been paid by Friday, December 10th at 6 P.M. CDT will automatically be charged to the credit card used at registration, with a 4% processing fee (minimum processing fee of $3). All property is sold in AS IS and WHERE IS condition. BUYERS PREMIUM: 10% Buyers Premium will be added to the final bids on real estate & personal property to determine final sales price.
SALES TAX: KY Sales Tax (6%) will be added to the sale price, where applicable. Dealers or other exempt parties must provide proper documentation at pickup. Sales tax does NOT apply to real estate.

Golden Rule Wilsons online auctions also have an auto extend feature. If a bid is placed in the final 3 minutes of an auction, the close of the auction will be automatically extended 3 minutes from the time the bid was placed. Example: if an auction scheduled to close at 6:00 receives a bid at 5:59, the close time will automatically extend 6:02. The auto extend feature remains active until no further bids are received within a 3 minute time frame. You can manually bid each time or conveniently use the Maximum Bid feature & let the computer automatically bid for you in increments just over the next highest bidder or until it reaches your max bid.
