Land: 137 acres of well manicured rolling hills with mature trees scattered throughout. The land produces quality hay and sustains a herd of registered Angus beef cattle. The land includes numerous amenities.
Water: Two water wells provide water to all the improvements located on the property. A Phelps/Dodge Water tap is in place providing availability to potable water. Livestock water from 4 ponds and a private lake approximately 3 acres in size. The private lake was stocked with fish and has a new pier/dock that extends to an island.
Electricity: Electric service is provided by Sam Houston Electric Co-op and there is a Generac WHOLE PROPERTY generator.
Main House: A modern two story 3 bedroom, 3 1/2 bath home at the end of a scenic private winding asphalt road. The home has a large KitchenDining combo with an island and view of the private lake. Barn/Arena: This top quality barn has everything; 5 stalls, concrete drive through alley, 4 wash racks, climate controlled tack room, climate controlled office with washer/dryer, refrigerator, and 3/4 bath, loft ares for storage, feed room. The covered arena is lighted with pipe and stone perimeter walls. Adjacent to the Barn/Arena is a recreation room (see below).

Covered multi-use building: A six horse Equi-sizer horse walker with automated control system is located under the roof of this building. There are Preifert modular horse stalls and a very large area under roof for equipment and implement storage.
Shop Building; This brick building is concrete floored with two single overhead doors and one double overhead door. Water and electricity is in place.
Equipment Shed: Concrete floored multi-stall equipment and implement storage.
Paddocks: Ten seperate paddocks with shelters and water.
Entrance: Enter the ranch though a landscaped gated entrance with keypad then travel along the lighted asphalt/concrete road to the improvements
