The topography of the ranch is gently sloping with a change in elevation from 75' to 60' above sea level, sloping towards Chiltipin Creek in the middle and northeast portion of the property. The soils are identified as Calallen Clay, Papalote and Orelia fine sandy loam. The property is a combination of hayfields in the front south and west pastures, and trees and brush in the northeast portion of the ranch. Approximately 50% of the ranch is located within the floodplain.

WILDLIFE

The ranch is low fenced with wildlife consistent with the area, including deer, dove, and hogs.

AGRICULTURE

This ranch has historically been used as recreational ranch and cattle grazing operation and is under agricultural valuation for tax purposes. The western pasture was in row crop farm land until a few years ago.

IMPROVEMENTS

Two equipment barns, working pens, two water wells and a large tank.

WATER

The two water wells on the property consists of one that is more conventional and shallower, the other is larger and deeper well with volumes adequate to run an irrigation pivot. The irrigation well is approximately 450 ft deep with 8 inch casing and pumps 450 gal/min. The well is rated for 800 gal/min and the pump is set at 80 ft. The water well for the barn area is approximately 200 ft and pumps 10 gal/min.

There is also a large stock tank or dove tank located near the middle of the property.

ELECTRICITY

There is electricity along CR 35 or FM 1945 and into the barn area.
