LOCATION
The Property is located just south of the town of Amado and is approximately 40 miles south of Tucson. The Property lies just west of I-19 and is in Santa Cruz County. The east side of Sopori Farm is accessed by the highway frontage road while the north and west sides of the Property are accessed by the paved Arivaca Road.
Just eight miles south of Sopori Farm is Tubac which is recognized as a year-round vacation destination with artist galleries, shops, fine restaurants, farmers markets, wellness spas and beautiful golf course. Twelve miles north is the larger town of Green Valley which offers a full complement of shopping, services and medical facilities.

The Sopori Farm consists of approximately 1,257 acres of fee land located in portions of Sections 1, 2 and 12, Township 20 South, Range 12 East, GSRBM, Santa Cruz County, Arizona. This includes Santa Cruz County Assessor Parcel Numbers: 111-01-008, 111-01-009, 111-01-010, 111-01-025 and a portion of 111-01-002.
The Property contains approximately 327 acres of irrigated farmland with the remaining acreage containing portions of the Sopori Creek (an ephemeral drainage) and desert uplands. Improvements consist of a small ranch house as well as facilities for managing cattle including corrals, water lines and drinkers.
The Property would be an ideal horse operation with the potential for permanent pasture in the irrigated portions and natural grazing in the upland portions. An alternate use could be a small branded beef cattle operation or registered beef cattle facility.
IRRIGATION AND WATER RIGHTS
Sopori Farm has four wells (ADWR Numbers: 55-612068, 55-612069, 55-612070, and 55-612071) and related irrigation infrastructure. The irrigation pumps have recently been refurbished and are in good working order but additional pipelines, sprinklers, etc. are needed to commence irrigation.
Irrigation Grandfather Water Right Certificate No. 58-103924.0017 and Certificate No. 58-103924.0015 are allocated to the Property and provide for 1,122 Acre Feet per year of irrigation on approximately 327 acres. The Property sale will include portions of Irrigation Grandfather Water Right Certificate No. 58-103924.0017 and Certificate No. 58-103924.0015 with annual allotments totaling approximately 815.451 Acre Feet per year. The remaining approximately 306.8883 Acre Feet annual allotments of these certificates shall not be subject to this agreement and shall be held to conserve the groundwater for the future. The 815.451 Acre Feet of annual allotments sold with the Property should provide enough irrigation for permanent pasture uses.
CLIMATE AND ELEVATION
The Property’s elevation is approximately 3,000 feet which has mild sunny winters with average daytime highs in the mid 70’s and nighttime lows in the low 40’s. Summer highs average in the low to mid 90’s with the nighttime lows in the mid 60’s. Average annual rainfall is 14 inches with 310 sunny days a year.
UTILITES
Electricity is available on portions of the Property. Water is provided by onsite wells. Propane is provided by local suppliers.
CONSERVATION/BIOLOGICAL VALUES
An August 2018 Biological Assessment completed on the property indicated high-quality habitat for endangered Pima Pineapple Cactus. The total 1,257-acre Sopori Farm Property, in conjunction with the 4,135 acres of Sopori Ranch purchased by Pima County in 2009 and 2,550 acres by the Arizona Land & Water Trust in 2018, completes a wildlife corridor linkage to the Santa Cruz River and east to the Santa Rita Mountains through the Sierrita-Santa Rita Mountains linkage system. The Assessment also indicated that mountain lion, mule deer and white-nosed Coati may use the corridor.
The seasonally flowing waters of Sopori Wash flow through the ranch providing an ecologically rich and diverse riparian ecosystem & a natural wildlife corridor between the surrounding mountain ranges. The Sopori Wash is a key tributary of the Santa Cruz River & a critical wildlife corridor. This portion of the wash is one of the few riparian-dominated, shallow-groundwater areas left in this region.
These conservation values can be incorporated with future agricultural uses to create a unique property which will allow the new owner to enjoy a productive property while conserving water, wildlife and vegetation for future generations.
CONSERVATION EASEMENT
The Property will be sold subject to up to two conservation easements to be held by the Arizona Land and Water Trust, Inc. which will limit certain uses and activities on the Property to include further division of the Property beyond two parcels. The conservation easements will also provide up to two building envelopes for housing and agricultural facilities. Draft conservation easement documents will be provided separately for further detail during negotiations for sale. The offering price for the Property has been reduced to reflect the impact of the conservation easements on future values.
