The property is located approximately 1 mile south of Interstate 20 on the east side of State Highway 13 in the western part of Scott County, Mississippi. There is an abundance of deer and small game species. The stand is well stocked with approximately 850 trees per acre. There is good access off Hwy 13 which runs the entire western boundary of the property. Pine was planted on approximately 32 acres of the property in 2006.
