Sequoyah Overlook Ranch is located on a high plateau overlooking the Sequoyah National Wildlife Refuge, Sally Jones Lake, Robert S. Kerr Reservoir, and the Arkansas River. Dramatic views are framed by the canopy in the summer and open up to a 180 degree wintertime view of the Arkansas River Valley that stretches from Robert S. Kerr Reservoir to the confluence with the combined South and North Canadian River outlet from Lake Eufaula. Pasture roads connect the hay meadows and the 100 year old cabin to the entrance road. Small overhangs and cave like structures ring the vertical faces of the cliffs.
Water:
The ranch features 8 ponds stocked with bass, perch and catfish. Groundwater is present in the area and typically encountered at 50 to 80 feet below ground surface. Most wells in the area produce 10 to 20 gpm. There is also a 4 inch rural water line running near the southern boundary of the ranch along the county road.
The ranch is a mere 2 minute drive from Robert S. Kerr Reservoir or the Arkansas River where you can launch a boat and float to New Orleans, LA. In addition, Tenkiller Lake is about a 10 minute drive to the north where you can scuba dive, ski and fish its crystal clear waters. The Illinois River flows through Tenkiller Lake and offers trout and striped bass fishing.
Improvements:
A 3 story cabin with solid rock walls, stone pathways and a stone fire pit and patio overlook a small pond. This 4 bedroom, 2 bathroom cabin also has a full kitchen, washer and dryer, and wood stove. A rock barn is located near the cabin and offers storage space and horse stalls.
Wildlife/Hunting:
Being so close to the Sequoyah National Wildlife Refuge ensures an abundant population of wildlife on the ranch. The refuge provides grain crops plus lake and river habitat to millions of ducks and geese each winter. These waterfowl frequent the ponds of the ranch. In addition, individual herds of up to 30 deer will move back and forth between the ranch and the refuge. There are 150 to 160 inch class bucks on the ranch. Add this to the bass, trout and striper fishing on the Illinois River and Tenkiller Lake 10 miles away, and the catfishing on Robert S. Kerr Reservoir next door and you have one of the best locations for enjoying hunting and fishing in Oklahoma.
