There are approximately two miles of South Cow Creek that flows through the northern portion of the ranch. The water comes from snow run off in the Latour water shed near Lassen Park. Irrigation water is provided by a documented pre-1914 adjudicated riparian water right from South Cow Creek. Spring water supplies water to the residences. Irrigation water is conveyed through a series of open ditches to flood irrigate the pastures and fields.

The farmsteads are maintained and contain a set of corrals, two residences with 2 bedrooms and 2 bathrooms each,with multiple agricultural support buildings. The closest community to the property is Whitmore which is located north of the ranch. The town of Palo Cedro is located 22 miles to the west and it is 30 miles to the Redding airport.
For over 50 years the ranch has been a purebred cattle operation. It is currently leased with the owners reporting a 50-60 cow stocking rate plus associated calves, bulls and yearlings. The ranch has also been leased to a hunting outfitter since 2016. Wildlife includes deer, elk, bear, pigs, mountain lion, fox quail and turkeys. The riparian areas provide habitat for Rainbow and Brown Trout, bass and bluegill.
The property contains varied topography with undulating green pastures along South Cow Creek to steep forested topography to the top of Blue Mountain. Everywhere you look on the ranch has beautiful scenery, views and wildlife with an abundance of privacy.
