CRP terms: CRP expires in 09-30-2032 (8.73 acres:. New owners cannot farm the 8.73 acres before then—doing so requires USDA repayment of past payments for the new owners. If tracts 1 and 2 have separate buyers, the USDA will split the area accordingly for future payments. Future CRP payments will be prorated to date of closing.

Bidding Method: The bidding is based on price per acre; the final total is calculated by multiplying the highest bid by the acreage in each tract. Survey: If tracts 1 and 2 are bought by different buyers, a survey will be conducted, and the per-acre bid will be applied to the surveyed amount of land. However, if one buyer purchases both tracts, no survey will take place.
Bidding Increments: $25.00 per acre.
Extended Bidding: Any bid placed on Tracts 1-2 within the final 2 minutes will extend bidding on both Tracts 1 and 2 by 2 minutes.
Down Payment & Closing: 10% of the total purchase price is due on auction day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.
Purchase Agreement: Successful bidders must sign agreements on Friday March 27th in person or via DocuSign.
Crops & Possession: New owners will take possession of the forested land when the sale closes, while ownership of the tillable farmland will transfer after the 2026 harvest is finished.

Announcements: Auction day announcements take precedence over printed materials.
Liability: Schmid Auction is not responsible for accidents.
Down Payment & Closing: A down payment equal to 10% of the total purchase price is required on the day of the auction or the subsequent day. The remaining balance must be paid at closing, which is scheduled approximately 40 days after the auction. The down payment will be held in escrow at the Title Company. In the event of buyer default at closing, the seller will retain the 10% down payment.
