REAL PROPERTY: Selling the Estate of Dutch and Jerry Ann Taylor. Dutch was a successful businessman and Jerry Ann an acclaimed Trick Rider and a Cowgirls Hall of Fame member. The Estate is comprised of 348 fenced acres in Stevens County, near Breckenridge, about 20 miles west of Graham on FM 717 with 3 ponds and cattle pens. It will be divided into 3 Tracts, you can buy any tract, any combination of tracts or buy it all. Mineral and Surface Rights will also sell. Also selling a 4200' Brick Home on 10.5 acres with 3 Bedrooms, 3 Baths and 2 Car Garage. Workshop, Office and a deep pond are near the Home. One Crypt located beside Jerry Ann Taylor in Greenwood Memorial and 3 adjoining Crypts in Moore Memorial in Fort Worth will also be included in the Estate Auction. The 348 acre and 10.5 acre properties are approximately 90 minutes from Downtown Fort Worth.
LIVE AUCTION: The real property will be offered for sale in a live, audible auction, conducted by a licensed Auctioneer on Saturday, January 12, 2019 at 11:00am CST. The auction will be conducted on-site, at the home located 712 Hwy 67 in Graham, Texas. On-site registration will begin at 9:00am on the day of the auction. The property will sell "AS IS". It is the sole responsibility of a potential Buyer to inspect and research the property prior to the auction.
REAL ESTATE TERMS: A 10% Buyer's Premium will be added to the high bid attained at auction to constitute the total contract price. The 10% Buyer's Premium will be paid the day of the auction when the contract is executed. The balance will be due at Closing, on or before, Thursday, February 28, 2019 at 5:00pm CST. Buyer is responsible to attain his or her own financing prior to closing.
PERSONAL PROPERTY: Selling equipment, furniture, furnishings, crystal, fine china, artwork, collectibles and clothing. Personal Property will sell in a LIVE AUCTION that will not begin before 12:00 Noon or until the Sale of the Real Estate has concluded. Personal Property can be viewed beginning at 9am the day of the Auction, not before that date...NO EXCEPTIONS. The Personal Property WILL NOT be pre-priced or offered for sale prior to the day of the Auction.
PERSONAL PROPERTY TERMS: All purchases must be PAID IN FULL on the day of the Auction. Cash, Cashier's Check or Money Order accepted. Personal or Business Checks are ONLY accepted when accompanied by a "Bank Letter of Guarantee", NO exceptions. NO CREDIT OR DEBIT CARDS!!! 10% Buyer's Premium will apply. ONLINE BIDDING FOR REAL ESTATE ONLY: If you are unable to attend the live auction held at 712 Hwy 67...you can participate in real-time online bidding that will be available through PROXIBID beginning at 10:30am CST on the day of the auction. Pre-registration with PROXIBID is required.
AGENT INCENTIVE: Real Estate Agents are eligible to receive a 2% commission. Bring your Buyer and co-register the day of the auction. The Real Estate Agent of the successful Buyer will receive a 2% commission of the auction strike price to be paid the day of Closing.
NOTICE: This property will not be pre-priced and will not be sold prior to the date of the Auction. Therefore, as a prospective Buyer, you are guaranteed your opportunity to purchase this property on December 1st.
OPENING BIDS: $50,000 for the home on 10.5 acres, $1000/acre on the 348 acres, $100/acre on the Mineral/Surface rights and $500 on the 4 Crypts. There are no pre-established opening bids for the Personal Property.
