The ranch includes approx. 1,734 acres of fallow cropland/improved pasture and approx. 315 acres of wheat pasture, all in several scattered fields.
Mesquite is common throughout the ranch in varying concentrations. Cedar is found on the sideslopes of the ridges and in the more rugged portions of the ranch. Given the recent rains and outstanding stewardship, the ranch is in excellent condition and ready for a full stocking rate. The turf of native grass and brush provide ideal habit for white-tail deer and quail. Mule deer have also been spotted in the northeast part of the ranch.
The ranch is fenced and cross fenced into 13 main pastures. An 1,100 acre high fenced game park is situated in the central part of the ranch.
Water:
The Caloosa Ranch is one of the best watered ranches in the area. Livestock and domestic water is provided by approx. 7 windmills and 8 electric submersibles. There are four large steel upright water storages that provide water to a network of several miles of buried waterline to numerous drinking troughs. Additional water features include several dirt tanks, live water in the Salt Fork and Salt Croton Creek and holes of water in the many other draws.
Improvements:
The Caloosa Ranch is well improved. The centerpiece is the 5 bedroom/5.5 bath lodge. The lodge includes a wood trimmed greatroom with large, double sided, rock fireplace, kitchen, utility room and gunroom.
The ranch headquarters is situated in the central part of the ranch, on CR 350. Headquarter improvements include a brick managers home, the Old Lodge, shop and main shipping pens. Smaller hand houses are located in the western and eastern portions of the ranch. A large dog kennel barn is found in the southwest part of the ranch. Other improvements include two Quonset barns and game cleaning barn with walk-in cooler.
Hunting/Recreation:
The recreational features of the ranch are second to none. The deer population has been well managed over the years. The 1,100-acre game park includes approximately 160 does and 101 bucks. Three to four year old bucks have scored in the 160 to 190 range. There are a total of 23 protein/corn feeders scattered over the ranch. The deer inside and outside of the game park are supplemented with protein and/or corn year around. In addition, there are approximately 500 quail feeders scattered over the ranch.
Minerals:
All of the sellers owned minerals will be conveyed. A cursory mineral search has been conducted by a landman. Details on the mineral ownership are available upon request.
Remarks:
The current owner will consider selling the southern part of the ranch, that portion south of CR 350, with or without the headquarter improvements. The tract size and shape is flexible to suit the needs of the buyer. The tract size will most likely be in the 5,000 to 10,000 acre range.
