Driving Directions: The Main gate is 7 miles north of Hamlin, Texas, on the east side of Hwy 83.
Location: The ranch is 2 hours southeast of Lubbock, 1 hour north of Abilene, and 3 hours west of Fort Worth.
Acreage: The T Diamond Ranch rolls from the south fence line for 6 miles to the Double Mountain Fork of Brazos River on the north.
Topography: The southern half of the ranch is rolling with shallow draws and numerous ponds. The northern half is made up of creeks, draws, and canyons flowing to the river.
Rainfall/Elevation: The ranch averages 25 inches of rain per year and has an elevation change on the south of 1800 ft, dropping to 1640 ft at the river on the north.
Cover: Native grasses include side-oats, bluestem, Indian grass, buffalo grass, curly mesquite, native coastal, Texas winter grass, and numerous other varieties. Trees include mesquite, cedar, hackberry, soapberry, elm, and a few cottonwoods. Numerous forbs and a variety of low brush are also present, including elbow bush, prickly ash, algerita, skunk bush, and ephedra.
Fences: Fences are five-strand barbed wire in fair to excellent shape.
Utilities: Electricity is supplied to the ranch by both Big Country Coop and South Plains Coop.
Water: Water availability on this west Texas property is almost unheard of. It has City water from the south fence all the way to the Lodge on the north end. There are four water wells on the property. Two range from 5-20 gallons per minute, and two wells down by the river that will pump in excess of 150 gallons per minute each. These two wells can supply water to an existing frac pit that holds 600,000 bbls. Numerous ponds, water troughs, and transfer stations move the water around the ranch as needed. Other water includes springs, creeks, wetlands, and the river.
Hunting: There is an abundance of wildlife on this ranch. The diversity and amount of water makes for great wildlife habitat. Game animals include whitetail deer, turkey, quail, feral hogs and several predatory animals and varmints. The wing shooting is phenomenal. There are bobwhite quail, dove, duck, geese, and sandhill cranes.
Residence and Improvements: There is a 6,000 square foot lodge that includes a commercial kitchen, dining area, common area, laundry room, eight bedrooms, and eight bathrooms. There is also a 1,200-square-foot wild game cleaning facility with A/C and heat, and hot and cold running water.
Minerals: There can be up to 25% of owned minerals conveyed with an acceptable offer.
Price: The property is priced at $7,805,000.
