Driving Directions: From Aspermont, TX, take FM Road 610 for 11 miles west, property located on the south side of FM 610. From Abilene, TX, drive 24 miles north along US Hwy 277/US Hwy 83, turn left onto US Hwy 83 for 34 miles. Turn left onto W Swenson Ave for .5 miles and continue straight on FM Road 610 for 11 miles.

Location: A little over one hour from Abilene, this land is two hours or less from Lubbock, Midland, and Wichita Falls; just over three hours to Fort Worth.

Acreage: Approximately 721± acres in Stonewall County, this acreage is considered pasture with improved grasses. The land is consider rolling which is a good fit for the Rolling Plains namesake in the area. With a good mix of topographical changes, the property gives you several looks as you work yourself across it. This is a fun property.

Topography: The property as a nice gentle roll that lowers to the creek areas and then rises up to the south end. An unnamed feeder creek runs across the center of the property to join the Salt Creek.

Cover: The old pasture was cleared years ago and some new growth has started back in a few areas. Fences: The fences are good five strand barbed wire with t-posts and pipe throughout. The cross fences create nice pastures to rotate. With nearly six miles of fences, there should be some good depreciation available.

Utilities: Cooperative electricity runs along FM 610. A meter is installed, and electricity is active at the cattle pens; it could serve a future homesite or RV. All utilities should be verified by the buyer or the buyer's representative.

Water: Gyp springs are thought to be scattered along the unnamed creek that merges up with Salt Creek. The two creeks had been flowing without any recent rains at the time pictures were taken and running fairly well under the bridge over on the CR. Three canyons have been dammed up to create some significant bodies of water for that part of the world. All three are attract both wildlife and livestock. The two windmills function and provide the polylines with ample water to fill several concrete troughs throughout; aided by gravity provided by the property’s slope. Rural water is along CR 440 on the furthest south end of the property; however, this property does not have a meter. All water should be verified by the buyer or the buyer’s representative.

Hunting: Bobwhite quail are thriving this year out on this property and their sounds are intoxicating. Whitetail deer can be seen throughout using the thick grass to bed down the new fawns. The openness of the property, along with the extra thick cover of the neighbors, makes this property ideal for the rut season. Feral hogs, dove, and much more can be found as well. The property has not been hunted or grazed for a few years. Pressure from the neighbors appears to be light. The area is know for good hunting.
