Rainfall/Elevation: The average annual precipitation is 22.36 inches with a 220 day growing season according to the Texas Almanac online.
Cover: Because of the topographic changes, this is almost like two separate ranches. The west side on top of the mesa is a thick and heavy mix of mesquite and cedar with a good turf of native grasses. Down below is more of a red clay with deep washes from the runoff. Further east takes you into nice mesquite flats with lots of grass and cover.
Fences: This ranch is being sold off of a much larger ranch, so two sides are not currently fenced. The other two sides of the ranch are fenced with barbed wire and are in good condition.
Utilities: Rural electric service is available from South Plains Electric.
Water: The ranch currently has one stock tank that is mostly silted in. However, there is a great opportunity to impound more water. Typically surface water in the tight clay areas is clear and makes a great improvement to the ranch.
Hunting: Hunting in Stonewall County is always fun. There are many wildlife species, including Whitetail deer, turkeys, bobwhite quail, and feral hogs. You could sit on top of the mesa and watch animals for hours!
Minerals: The seller wants to reserve the minerals, but might sell with some with an acceptable contract. There is one well on the north end of the ranch, but that is the extent of the production.
