Entire Farm Description:
This is a rare opportunity in the heart of western MN prairie country. Over a quarter section of top end hunting ground located approx. 3 miles east of Appleton. The property is in the state Reinvest in MN conservation easement, but this isnt just a block of prairie grass that gets laid down with the first heavy snow. Check out the property video, drone pictures and interactive map to see that there are plenty of areas of prairie grass but it is intermixed between a whole variety of small to large winter cover wetland/slough complexes, willow patches, tree clusters, brush, ditch lines and tree lines. All together its about diversity for providing needed habitat throughout the entire year and making a property attractive to wildlife. I have not only been on the property obviously in recent times to witness the quality of the nesting components but have personally had the pleasure to hunt it as well in the late season for pheasants. Im here to tell you, that the cover is nothing short of superior and all one could hope for from early season to late. Besides this, it hunts big given all the nooks and crannies one has to check out which is great for small or larger groups. This fall is going to be great in my opinion for pheasants given the number of birds I have seen/heard on the property much less in the area. My personal hunting experience was a couple of times and on both occasions, there was a number of deer that got bumped out of the thick cover. Again, the variety of habitats provides screening all over, which allows for already established and plenty of potential future stand locations. Speaking of which, there is a Muddy and multiple Banks Outdoors enclosed blinds that will be included with the sale. If not familiar, these are top-end quality blinds not just cheap plastic on legs. You may be thinking about food plots, food plots are generally allowed on RIM and verification one way or the other will be obtained from the SWCD office but, there are some nice areas for these as well. One also has to look at the overall bigger picture and this property is already big but, this property has additional larger blocks of habitat adjacent to it much less within the surrounding sections adding to the ability of the area as a whole to grow and hold wildlife. Theres not a ton of open water on the property, but I wouldnt rule out some utilization of the variety of smaller pockets, especially early season. If this property seems intriguing but you also would like more waterfowl opportunities, it is in arguably one of if not the best areas in the state for public land waterfowl hunting, and its literally right next door west of Appleton in the Marsh Lake/Lac Qui Parle Lake areas much less traveling a short distance out towards Ortonville. Keep in mind as well that Lac Qui Parle Lake is a tremendous fishery much less Big Stone Lake just to the west for when theres work to do on the property in the off-season and youd like to make a weekend out of it and lodging is available right in Appleton much less all the amenities one would need. All in all, you simply have to see the property in person to appreciate and understand all that it has to offer as its impressiveness is only fully witnessed in person.
