Land to be sold by choice auction.
Tract 1 is 103 acres m/l, well tiled (see map), 86.8 CSR2, open for 2022 crop season. Property taxes are $3430 yearly.
Tract 2 is 47 acres m/l, pattern tiled (see map) in 2014,
78.9 CSR2 open for 2022 crop season. Property taxes are $1404 yearly.
No survey will be provided.
Final sale is subject to seller approval or rejection. Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the sellers attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Land Location: From Highway 63 just north of Traer, turn west on 160th st. go 1/2 mile, then south on P Ave. 1/4 mile, property is across from Buckingham Cemetery on the west side of P Ave.
Property Taxes: Property taxes will be prorated to date of closing.
Farm Lease: On all tracts, sellers are to retain all of the 2021 Cash Rent due in 2021. Farm Lease for 2022 has been terminated.
Auction Method: Tracts #1 & #2, will be offered as choice, with highest bidder given choice of any or all tracts. Tract #1 will be sold as 103 acres & #2 will be sold as 47 acres. Phone bids will be accepted but you must call Jake Huff at least one day prior to the auction to register (319-415-6226).
Possession: Possession will be granted on closing on or around November 29, 2021, subject to the current farm lease which will expire March 1, 2022.
