FRUIT TREES: There are 13 varieties of peaches, 6 varieties of apricots, 2 varieties of nectarines and 5 varieties of cherries. For names of all fruit tree varieties please call the office and ask for Listing Agent. The fruit off these trees were harvested by the owner and S0LD at a Certified Farmers Market. The fruit trees take up approximately 15-17 acres of the farm.

ABANDONED PRUNE ORCHARD: The northwest portion of the farm has about 20 acres of land with dead or dying prune trees on it. The owner started removing the trees but never finished.

OPEN LAND NOT PLANTED: Open flat land near the house useable to farming, is about 7 acres and another 4-5 acres across the seasonal drain. These two parcels could be farmed.

WASTELAND NOT FARMABLE: Wasteland around the seasonal drain amounts to about 10 acres, m/l, and paved roads on 3 sides of property another 1-2 acres of wasteland.

BARE LAND: There is approximately 4 acres of bare land around the house, shop, barn, hog

barn and animal pens.

IRRIGATION PUMPS AND WELLS: There is two (2) domestic wells and two (2) farm wells on the property. Both wells pump water under pressure for irrigation by sprinklers. Both wells were tested by North State Electric and Pump in September of 2016. The 25 h.p. well had 258 GPM at 40 PSI and the 75 h.p. well pumped 914 gallons per minute at 58 PSI. The standing water table is about 100 ft m/l from the surface. There is a well share agreement on the 75 h.p. well for limited usage and billing purposes. This well can only be used on three (3) of the seven parcels for a total of 27.54 acres of the farm. The owners have a right to use the 75 h.p. well on their 11 acre parcel. A copy of this agreement will be provided for buyers upon request.

SOILS: The soils on the property consist of Arbuckle Gravelly loam, grade 1, Maywood loam, grade 1, Maywood silt loam, grade 1 and Cortina very gravelly fine sandy loam grade 3. There is about 10 acres of wasteland which is River wash on the soil map. The majority of the farmable land is grade 1 according to NRCS Web Soil Survey.

ASSESSOR PARCEL NUMBERS: There are seven (7) parcels on the property: 069-210-069 (5.21 acres); 069-210-075 (8.29 acres); 069-210-074 (10 acres); 069-210-073 (9.25 acres);

069-210-072 (10 acres); 069-210-072 (10 acres); and 069-210-070 (9.98 acres);

All parcels face paved county roads!

IMPROVEMENTS: There is a 50x100 steel building with roll up doors. Two areas of the building are totally enclosed and insulated. A 25x50 portion of the building is open on the east and west ends. The entire building has concrete floors.

The house on the farm is 2,000 sq. ft., m/l with 3 bedrooms and 2 baths built in 1994 according to the owner. The house has its own domestic well and septic system. There is another domestic well by the shop and farm. The red barn on the property has a tin roof with board siding. It is in poor condition and the owner places no value on it. The property also has a small hog or livestock building with a small outside pen attached to it.
