The property was high-fenced in 2010 using heavy-duty material and electronic gates. A strong, native deer herd has flourished providing the owners with outstanding hunting under a DMAP program and personal harvest guidelines. As the owner says in reference to the high fence and selective harvest: It's much easier letting a 3 and half year buck walk by knowing he will be around next year. The owner's wife killed her largest buck last year at 161 inches.
Clark Bayou curves through the tract west to east and has 3 steel bridge crossings in place. There is also a natural area along the west side that can be dammed up to provide a nice lake.
There is electricity on the property offering a variety of locations for a camp. Water can be run to the tract from a public source or a well can be put in place. There is a rock road access through private gates that provide all-weather access and security. The oil company servicing well locations maintains the roads. A number of deer stands and feeder troughs remain. There is a good interior road system that allows you to get to every part of the property.
Note: The large camp and metal shop can also be purchased at the south end of the tract. It has 5 bedrooms / 4 baths and all the extras to be comfortable for a large group. An additional 200+ acres of high fence is also available just to the south of this tract.
