DESCRIPTION: Gently rolling hills with some large draws to rugged limestone rim rock hills with some overflow sites. Elevations run from 2,400 feet to 2,800 feet above sea level and there ae some outstanding views. There are some wet weather creek beds that produce a multitude of trees and brushes, including live oak, hackberry, mesquites, kidney wood, walnut, catclaw, persimmon, mescats, and others. There are some broken hills and canyons that range from rugged to moderate, with some heavy sotol, catclaw, and guayacan which are high in protein and allow for good antler growth for whitetail. There are no neighboring easements through the ranch. The land is ag-exempt and taxes are estimated to be $1,200 - $1,500 per year. There are no oil or gas wells on the ranch. There is one section of classified minerals that can be conveyed. There are also many Indian dwelling sites on this ranch.

IMPROVEMENTS: A very comfortable 2,000+/- sq. ft. metal building/house with cement slab, 2-bedroom, 2-bath fully furnished with refrigerator, washer and dryer, gun safe, and beds. There will be 5-deer blinds that will convey with the sale. There is a good water storage tank supplied by well water for the improvements. There are also 2-steel 10 x 40 storage containers that have been converted into cabins.

FENCES: Three sides of the ranch are high fenced with tight lock wire which is considered the best high fence available. The fourth side is current not fenced and adjoins the current owners 20,000 acre ranch. The current owner is in the process of high fencing the fourth side which is estimated to be 3 4 miles in length.

NEIGHBORS: The ranch has good neighbors according to owner. The neighbors to the south and west are approximately 10,000 acres, the east neighbors are 1,000 acres, and the north side neighbor is approximately 20,000 acres.

WATER: The ranch is very adequately watered. There are two working water wells with electric submersible pumps approximately 500 600+/- feet deep and are approximately 10 12 gallons per minute. The water wells pipe water to approximately 8 water troughs located at strategic locations for game and livestock watering. One water well is on the east side of the ranch and the second water well is on the west side of the ranch. The water is considered good and drinkable. There are also two header tanks or ponds with cement dams that hold water year round for additional wildlife and livestock watering according to the owner.

GAME: The ranch has never been leased and there are good numbers of Whitetail mule deer. There are some excellent high protein brushes such as quayacan that help in large antler growth The deer have been managed and there is an excellent opportunity to continue to increase the herd quality. According to the owner there is approximately 50% mule deer and 50% whitetail and the whitetail have been seen in the 160 class category. Other wildlife include: Aoudad and some blackbuck antelope, blue quail, white wing dove, javelin, and wild turkey. The ranch is currently under a Managed Land Deer Program which is granted by the Texas Parks and Wildlife. It allows for an owner to harvest additional whitetail to help achieve proper deer ratios. This could be assumed but is not mandatory by the new owner.
