This tract of land is triangular-in-shape, with the high point of the property at the northern end or top point of the triangle. Prairie Creek is a dry creek that runs west to east through the property with a couple of smaller draws that drain into it at staggered intervals as you move across the property. Many of the deer can be found in this part of the property and come out to forage on the rest of the property. The soil is a mix of sand and rock with typical West Texas vegetation of sage, mesquite, and other native species of plants.
There are no perimeter fences for this property and only a short run of fencing near an old pen, that is still standing. No minerals are owned by the seller. This land is under an agricultural exemption and there are cattle that graze this property.
