This Oklahoma Panhandle property has great irrigation potential due to the current owner having drilled all new irrigation wells with all wells being equipped with new turbine pumps and gear heads except one well which is equipped with a completely re-built pump with new bowls and has great irrigation potential with wells having static water levels from 178 to 205 and well depths as deep as 628.

Pumps for the remaining two wells are being procured at this time by the owner of the property and will be tied in to the irrigation system when installed.
A new Valley mile pivot sprinkler has just been installed on TRACT 1 which is equipped with long drops spaced on 60 centers with new 11.2 x 38 (tall), RADIAL tires and an ICON panel.
The sprinkler will irrigate the area covered by the sprinkler on all three s of TRACT 1.
The two irrigation wells in which pumps are installed are connected together with 10, 50# PVC pipe which proceeds south across County Road N and connects with two mile sprinklers and one new irrigation well with a new pump installed on the west of section 21.
The pivot for the new mile sprinkler is connected to the 10, 50# PVC pipe with 15, 50# PVC pipe.
Drinking water for livestock is provided by a pipeline running from the domestic well at the brick home on TRACT 2 (the west of section 21) across County Road N up to each of the two wells which have pumps installed and to the pivot point for the new sprinkler.
All irrigation pumps are powered by natural gas fueled engines.
TRACT 2Consists of the west of Section 21 which is located south across County Road N from the southwest of TRACT 1.
TRACT 2 improvements include a good brick home with a one car attached garage, two mile center pivot sprinklers and a new irrigation well equipped with a new turbine pump and gearhead.
The north sprinkler is a 2011 Reinke and the south sprinkler is a 2015 Zimmatic with both being in excellent condition and both currently being nozzled at 580 GPM.
The new well and the pivot points of the two mile sprinklers are connected together with 10, 80# PVC pipe.
From the pivot point of the north sprinkler, 10 50# PVC pipe proceeds north across County Road N connecting to the wells and sprinkler on TRACT 1.
10 80# PVC pipe also extends west/southwest from the pivot point for the south sprinkler to an abandoned well location by County Road 50 where a new well has been drilled and cased with 12 heavy wall PVC pipe which is not tied into the pipeline and which has no pump installed at this time.
Owners continue to develop this well.
Drinking water for livestock as well as for water to the home is provided by the domestic well at the brick home on TRACT 2 which is equipped with a new 1 HP submersible electric motor and pump.
The house on the property would make an excellent farm managers home.
County Road N on the north and Country Road 50 on the west are all-weather surfaced roads and are maintained by the county.
Another home on TRACT 2 which is not owned by owners of TRACT 2 and which is not included in this offering, is located on the west boundary of TRACT 2 on the corners between the arcs formed by the two sprinkler circles.

TRACT 4Consists of the west 198 acres of the north of Section 14 and the southwest of Section 14 containing 160 acres for a total of 358 acres more or less.
The west 198 acres where purchased by the owner in fall 2019 and added to the southwest of the section.

TRACT 4 is located from the southwest corner of TRACT 2 two miles south on County Road N to Hwy 94, thence east 2 miles on Hwy 94 to County Road 52, thence south 2 miles on County Road 52 to the northwest corner of TRACT 4.
TRACT 4 is also located from the southeast corner of TRACT 3, 4 miles south on County Road 52 crossing Hwy. 94 and proceeding 2 miles south to the northwest corner of section 14.
County Road 52 continues south for 1 mile along the west line of TRACT 4 to County Road T which runs east along the south line of TRACT 4 for mile continuing on east for miles to the Adams Road/County Hwy. 14 which runs north and south.
The owner has drilled a new irrigation well at the northwest corner of the southwest quarter of section 14 and installed a new turbine pump and gearhead powered by a natural gas fueled engine.
A 1989 Zimmatic pivot sprinkler has been moved from TRACT 1 to the southwest of Section 14 and has been rebuilt at the time of the move with new gear boxes and motors, new electrical contactors, new goosenecks for low drops which are spaced on 60 centers and new pressure regulators.
The sprinkler is a HEAVY DUTY Zimmatic sprinkler with standard (11.2X24) tires and a pipe density test indicating virtually new condition.
A 2000 Zimmatic mile pivot sprinkler was purchased used, completely gone through and installed on the northwest of section 14 in late summer/early fall 2019.
The remaining east 38 acres of the west 198 acres of the north of Section 14 and the corners created by the sprinkler will be farmed dryland.
The new irrigation well will provide water for both of the mile sprinklers with valves at the well which can divert the water to either sprinkler from the well and electrical disconnects to turn on or off the electricity to either sprinkler.
There is a nice metal shop building, two livestock barns with a small set of pens and a modular home in need of repair located on the northwest corner of the southwest quarter of section 14.
Elevation is approximately 2,890 to 2,900 feet above sea level.
