Well Data: Farm is located within the Little Blue NRD. There are two wells tied together on this farm. The first well (G-026264) was originally drilled in 1966 with a pump rate of 600 gallons per minute; it was converted to a submersible pump in 2016.The second well (G-183127) was drilled in 2016 with a pump rate of 250 gallon per minute. The wells and pivot are powered by a propane power unit with generator.
Irrigation Equipment: Wells and submersible pumps are included with the sale of the real estate. The irrigation pivot, propane power unit with generator, and the two 1000-gallon propane tanks are not included with the sale of the real estate.

GENERAL INFORMATION
Online Bidding: Live Simulcast Internet Bidding will also be available in addition to the live auction. Register to bid at least 48 hours prior to the live auction. Competitive online bidding starts Wednesday, December 18th at 8:00 AM and ends Thursday, December 19th at the conclusion of the live auction.
Taxes: The 2024 real estate taxes and all prior years taxes shall be the responsibility of the seller. All future years taxes shall be the responsibility of the Buyer.
Possession: Possession to the farmland shall be given upon closing subject to the current tenants rights through February 1, 2025. Full possession shall be available for the 2025 crop year.
Terms: A 20% nonrefundable earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or before January 13th, 2025. Title insurance shall be used, and the cost shall be shared equally between the buyer and the seller, as well as closing of the transaction. The property will not be sold subject to financing. Bidders must have all financial arrangements made prior to the auction. Final sale is subject to the Seller`s approval or rejection.
