Method & Terms

The Guitarra Farm will be sold on a price-per-acre basis using taxable acres, and the sale is absolute without reserve.

Immediately following the auction, the successful bidder must sign a real estate sales contract and pay a non-refundable 10% down payment, which will be held in escrow until closing. The remaining balance will be due on or before Tuesday, February 10th, 2026.

Seller will provide title insurance for the full purchase price. Real estate taxes will be prorated to the date of closing.

Buyer may take immediate possession of all open acres. Possession of acres planted to winter wheat will transfer after the 2026 wheat harvest.

Seller’s mineral interest will convey.

Bidding is not subject to contingencies, including financing, appraisal, or inspection.

On-site bidders must bring a government-issued ID and proof of funds or a pre-approval letter.
