Access is by timberland/oilfield gravel road running northwesterly from US-Hwy 63 for over three miles using Cypress Creek Field RD. Most of the tract is a well-established loblolly pine plantation that was planted in 2021 and followed by an herbaceous weed control application. The topography rolling with mostly sandy loam soils that make for a very well-drained property. According to the USDA NRCS web soil survey, the soils have a weighted average soil site index of 88.9 feet for loblolly pine (base age 50 years). The good access and growth potential of the pine plantation should make this a great start or addition to any timberland investment portfolio!
