Water to the ranch is provided by 2 wells via an 8,000 gallon storage tank. The storage tank is located on the high point of the ranch and is constructed of fiber glass sitting on a concrete foundation 3 ft. under the surface. 20,000 ft. of pipeline which is buried approximately 36 feeds 3 tanks spread strategically throughout the ranch. Water tanks on the ranch are both fiber glass and steel. A windmill provides water to the west pasture.

There is a 1,635 sq.ft. custom-built, brick, home with a large basement. The owners have planted numerous young trees around the home. There is a 56 x 36 ft. barn with half concrete/half dirt floor that is within walking distance from the home. This is a good sound home that would be very suitable for a ranch managers home or a weekend getaway.

Other improvements include a two story home (remodeled) on county road and a bunk house (built not long ago) which is accessed by a mile of improved all weather road. Also at the bunk house location is a barn, roping arena and two round pens. This area is accented with many planted trees.
