Location: Cypress Pines Ranch is located between Gilmer and Winnsboro, Texas, in northwest Upshur County. The property is less than two hours east of Dallas, 18 miles southeast of Winnsboro, and 13 miles from Gilmer. Positioned just east of the Wood County line, the ranch offers paved county road frontage on Fox Road. The ranch is also located just 8.6 miles from the boat ramp at Lake Gilmer.

Terrain: Cypress Pines Ranch is defined by its rolling topography, featuring ridges on both the north and south ends of the property, with Caney Creek Valley running between them. The property’s terrain provides diversity and an opportunity to hunt a variety of habitat types. The hilltops feature both native and planted pine, while bottomland timber stands flourish alongside the meandering Caney Creek and its tributaries.

The property ranges in elevation from 330 to 400 feet above sea level, with well-drained topography. A portion of the land along Caney Creek lies within the FEMA floodplain.

Soils: The ranch features predominantly sandy loam soils, with portions classified as loamy fine sand. The wooded drainages consist of Cuthbert fine sandy loam, while the creek bottoms lie in mostly Mattex and Lulus fine sandy loam. With proper lime and fertilizer applications, productivity can be maximized based on soil tests. Without amendments, the native soils do well for growing pine timber, Bermuda grass, and food plots alike.

Water & Fisheries: The home overlooks the large, scenic 13 acre lake stocked with bass, bluegill, and other fish species. This lake uniquely is an absolute bass factory. The habitat within the lake is abundant providing escape cover for baitfish and fingerlings. The lake is healthy, very productive and has a 0.25+/- ac island in the upper portion of it. The ranch also features Caney Creek and other tributaries feeding Caney Creek. Additional wetlands could possibly be constructed on the ranch in various locations providing even more habitat and hunting locations for waterfowl.

Wildlife: The ranch showcases a diverse habitat with managed and native hardwood stands, supporting abundant wildlife. Timber varieties include red and white oaks, pecan, sycamore, black gum, hickory, dogwood, pine, black walnut, persimmon, with willow, water oak, and river birch along riparian areas. The property features a mosaic of native and planted timber stands, creating a rich habitat for wildlife. The property has been lightly hunted by the family, preserving excellent wildlife densities.

The ranch supports a thriving native deer population, with abundant mast-producing trees and native forbs for holding deer year-round. Other wildlife includes hogs, coyotes, varmints, migratory ducks, geese, and doves, offering diverse hunting opportunities.

Food Plots: Several areas on the ranch have been prepped for wildlife food plots. These plots are strategically placed for deer hunting and easy access. These areas would be prime for both warm and cool season plots, with sandy loam soils that support productive planting.

Access: The ranch is easily accessible via paved county road, with an extensive internal road and trail system allowing for easy travel throughout the property.

Main Home: A 1,223 sq. ft. home, constructed in 2017, sits overlooking the 13+ ac lake. It includes two bathrooms, two bedrooms, two lofts with double bunk beds, kitchen, and a large living area, making it an ideal weekend getaway or primary residence. The house sleeps 8 in total providing plenty of room for kids or grandkids. The home has a large, covered porch on the back that overlooks the lake and surrounding landscape where you can sit in the evenings and watch the bass chase dragonflies and waterfowl fly in and out of the lake.

Minerals: The owner does not believe they own any mineral rights and will not reserve any minerals in the sale. To our knowledge, there are no O&G leases or active production on the property.
