Description: The ranch has approximately 200 acres of irrigated improved grassland. Other parts have improved pastureland with scattered mesquite, while approximately 50 % of the ranch is native brush loaded with a wide variety of South Texas high protein species including granjeno, blackbrush, guajillo, cenizo, and twisted acacia. The terrain is relatively flat near the highway with some undulating terrain toward the south and west. Soil types range from clay-loam to gravelly type hills.

Water: This ranch is extremely well watered with 2 pivot irrigation systems covering approximately 90 acres each. The irrigation pivots are less than 5 years old. There are 2 water wells with submersible pumps and 1 windmill. There is also a drilled water well that is not currently operable. There are a few water troughs located near the wells.
Improvements: Besides the extensive water development, there is a very good set of livestock working pens. The boundary fences are in very good condition and there numerous cross-fences for a livestock operation.
