Wildlife: This is an excellent ranch with lots of deer, turkey, dove and quail. The ranch has been under intensive wildlife management for 10 years including participation in the Managed Land Deer Permit (MLDP) program of TPWD in the previous 5 years. There have been several trophy bucks taken over 160 Boone & Crockett points. Turkey hunting on this ranch is exceptional. Good range and wildlife management makes this an exceptional wildlife ranch.
Water: This ranch is well watered with 4 water wells including 3 windmills and 1 solar pump. Each well has multiple water troughs. There is one small pond which is fed by one of the wells. The West Prong of the Nueces River crosses the northern half of the ranch offering seasonal water.
Improvements: Besides the water development, there is a very good set of livestock working pens. The North and East boundary fences are 8 ft high fenced. The west boundary will be high-fenced once the boundaries have been established from the rest of the ranch and be cost shared by new owner.
