X-H Ranch is a well-maintained working and recreational property covering 4,532 acres in South Texas, with easy access from 4.5+ miles of Highway 277 frontage. It includes a fully equipped kitchen for outdoor cooking and a double-sided fireplace, perfect for enjoying cooler evenings in comfort and style. Right outside of the houses is a bar and billiards area great for relaxing or spending time with friends and family.
Supporting buildings include two equipment barns (one 80 x 100 and one 40 x 60), a three-bin overhead storage unit, and a fully enclosed skinning shed with a walk-in cooler and rail system.
The garden area is high fenced to keep wildlife out, and there is a large greenhouse with raised beds, a watering system, and exhaust fans for year-round gardening.
Water Resources: Water-is a highlight at X-H Ranch. Sycamore Creek and Goat Creek provide good wildlife habitat and seasonal water. Several water wells, troughs, and ponds are spread throughout the property, supplying water to both livestock and wildlife.
At headquarters, a rainwater collection system can hold up to 32,000 gallons. This water is mainly used for gardens and landscaping, which is especially helpful in this part of Texas.
Wildlife & Habitat: The ranch is managed with wildlife in mind. Both creeks, along with the ranch's other habitat features, attract deer, turkey, dove, quail, and other species including some exotics. X-H Ranch is in the Managed Lands Deer Program (MLD) at Level Three, showing a commitment to good wildlife management. The ranch has an annual wildlife survey, and since 2012, only friends and family have hunted here.
There are 13 blinds and feeders across the ranch, along with 17 protein feeders and water troughs for the wildlife.
Turnkey Operation & Equipment: X-H Ranch comes fully furnished and with all necessary equipment to care for and operate the property. This includes multiple tractors, a bulldozer, a dump truck, a maintainer, and more. A complete equipment list is available upon request.
