Located less than 60 miles from downtown Dallas, Volante Ranch offers a peaceful and secluded turnkey 90+/- acres of recreational, equine and agricultural enjoyment. Once a part of the renown Martin Ranch, which was assembled in the mid 1800s, it features productive sandy soils, rare changes in relief for the region and a desirable balance of sculpted hardwood timber belts fused with productive improved and native pastures. The current owner has worked hard to naturally improve the pastures without the use of chemical applications for a number of years.

The Soils are primarily versatile Crocket Loam types with intermittent limestone outcroppings in several areas, which create rolling elevation changes in the southern portion of the ranch that help the ranch drain well in an area that receives ~42 of annual rainfall. The ranch is fenced with five strand barbed wire and cross-fenced with slick wire. There are two fenced Coastal Bermudagrass pastures which were sprigged in 2017 and measure ~6 acres and ~12 acres.
Ponds/Fisheries/Wildlife
Near the ranch home is a deep, spring-fed crystal-clear pond that is just under 1 acre in size. In addition to being a dependable livestock and wildlife water source the owner has created an excellent bass fishery. Manicured like a golf course, this pond is easy to fish from the perimeter and large enough to fish with a small boat. Black bass over 5 lbs are caught regularly thanks to cautious management by the owner. The submergent vegetation is in check and the bass put on weight quickly with supplemental stockings of fathead minnows, coppernose bluegill and tropical tilapia in the summer. There are two additional livestock ponds which are spaced ideally for livestock in the NE and SE corner of the property, both are sheltered with primarily mature mixed hardwood trees.
Theres been no hunting pressure on the ranch under current ownership and the ranch is adjoined by larger acreage neighbors and areas of dense cover. Whitetail deer are seen frequently on the ranch and there are several areas that could be cultivated into small foot plots. The ranch is near the densely wooded Sabine Sanctuary, an early recipient of TP&Ws Trap and Transport Program which relocated deer from several large South Texas ranches in the 1970s and 1980s. The deer genetics in this area are still obvious today, every season a few true giants are harvested in the immediate area. On the south end of the ranch there is adequate canopy and edge to legitimately deer hunt the property. Waterfowl are seen of the ponds in the winter months and there are mourning doves, varmints, an occasional feral hog and a variety of other wildlife and songbirds on Volante Ranch.
Structural Improvements and Ranch Home
Near the center of the ranch are the well-constructed, sturdy and stylish metal horse barn and implement barn. The horse barn is an impressive equestrian facility by any measure. With a total of 9 stalls; 8 stalls measuring 14x14, and a stud stall that measures 14x24. A 14x30 office, 14x42 enclosed storage area, turnout pens, automatic waterers, covered exterior storage, a wash rack, a vet rack, electricity, water, a private bathroom, independent septic system and a number of other carefully designed features. Nearby, the ranchs matching 40x60 lofted implement barn and shop have a concrete slab foundation with dual roll-up doors, electricity, water, septic, covered parking, RV hook-ups and large workspaces and storage areas.
