Dan has reached the age where retirement is a frequent thought, and the desire to move to Texas is ever present in his mind. Therefore he has decided to sell his farm and the related equipment at public auction.
We will start at 10:00 AM with the misc. farm and tack supplies, then sell the real estate at 12 noon on location, then sell the tractor, pick-up, trailers, and equipment.

A beautiful 116 acre Warren County combination farm to be offered in 4 tracts ranging from 16 to 63 acres, all located in Township 48 N. Range 3 W. Sections 22 and 23, at 23863 Hwy. A, Warrenton, MO 63383.
The farm lies in north...
The farm lies in northwest Warren County, just off Hwy. A, it is accessed by a 33' owned driveway, that will belong to the owner of Tract 4, with the owners of Tracts 1, 2, and 3 and the next door neighbor having a ingress and egress easement, with a road maintenance agreement to help with shared up keep.

Tract 1 consists of 16 Acres, that are virtually all tillable, it is currently in row crop production, fenced, and is accessed on the east end and north side by the private driveway.
Tract 2 is 19 Acres, and is basically all tillable with the exception of a small pond in the northeast corner, and a wooded fence row along the north side. It is currently being farmed, is fenced, and accessed by the private driveway all along the south side.
Tract 3 is 63 Acres, it lies at the back of the farm, and it has a beautiful stocked lake right up across from the house where it has access to the private driveway. It is primarily covered with mature timber, with 13.62 acres along the south side
that is open and tillable and currently being used for crop production, there is also an open piece in the southeast corner of the this tract that is in grass. Dan has managed this tract for hunting, it is easily accessed by the paths he has cut and maintained through it, and has regularly yield great deer hunting results. It has a couple very nice stands of large mature pine trees on it that give it additional character.
Tract 4 is 18 Acres, that lies at the end of the private driveway, and is where the homestead is located, it has a large mature yard, with lots of shade trees, deep well, and its very own lake in the back yard.
The house on this tract is a very attractive, 1632 sq.' ranch style, 3 bedroom, 2 bath, structure that was built in 1976. It is all brick, with a shingle roof, full basement, and an attached 24' X 24' garage with electric door openers. It has a late model high efficacy LPG forced air furnace and central a/c unit, and Anderson thermal pane windows. Dan has done lots of updates on the house, such as new granite counter tops, carpet, doors, and crown molding, along with great routine maintenance program. The sale of the house will include the late model refrigerator and washer and dryer.
There are also some other outstanding improvements on this tract, one is the 36' X 72' horse barn that is a pole frame structure, with metal roof and siding, and for extra hay and machinery storage it has a 12' lean-to down the entire length of both sides. The interior is wired for lights and outlets, and is plumbed for water hydrants and automatic drinkers. The building has 9 large individual stalls with dirt floors, a tack room, wash stall and feed room. The 11' 8" center alley has a concrete floor, roll back doors and there is a loft over the stalls for extra hay storage.
Also there is another very functional building on this tract, it is 18'6" X 36' with 11' X 11' room addition on the back side, and a 12' wrap around lean-to. It is wood frame, with metal roof and siding, wired with 110 and 220 V. electric, plumbed with a 1/2 bath, and the center portion is heated with a wood stove that stays with property. For easy access it has a walk-in door and a 8' H X 10' W overhead garage door.
Dan also has a 14' X 24' wood frame building, with metal roof and sides, that he used for a wood working shop, it is wired, has a concrete floor, and for those big projects it has 7' H X 8' W roll up door on the end.
There is also an older hip roof barn on this tract that is used for free stalls and hay storage.
In addition there is also another small storage building 10' X 16' with double door opening, it is wired, and has a concrete floor.
