Tract 1

Tract 2
This is 140 acres, m/l, which is the balance of the 160 acre farm. The land is all gently sloping Crete silty clay loam soils. There are about 9 acres in the field north and east of the farmstead and driveway, 114 acres west and south of the farmstead, and 15 acres southeast of the farmstead, which is now in brome, for a total of 138 acres cropland. About 70 acres west and northwest of the farmstead is planted to wheat. The balance of the cropland, about 53 acres, is planted to triticale.
The estimated real estate taxes are $1,275.00.
These tracts will be offered separately and together, and will be sold in the manner which brings the most money.
This farm has not been enrolled in the farm program so there are almost no bases. If the two tracts sell separately, a survey will be performed and the Buyers of each tract and the Seller will each pay 1/3 of the cost of the survey.
Terms: Ten (10) percent down, the balance due on or before December 28, 2012. Possession on the house, buildings, farmstead area and small pasture to the east (Tract 1) will be given at closing. Possession on the rest of the farm (Tract 2) will be given after the brome, the triticale and the wheat are harvested. The Buyer will receive the $30 per acre cash rent on the wheat and triticale ground and $25 per acre on the brome.
