The NE ¼ 33-2-5, Hanover Township, Washington County, Kansas, 151 acres, more or less.
This farm is located at the US 36 & K-148 junction south of Hanover.
There are 68.6 acres terraced cropland, 65 acres good pasture, 7 acres timber and waterways, with the balance being farmstead and cattle pens. The cropland soils are nearly all gently sloping and moderately sloping Crete soils. There is rural water and electricity. The pasture fence on this farm is excellent overall. This farm is located 1 ½ miles west of the Pony Express Truck Stop on the north side.
There are 22.4 acres river bottom cropland, 1.6 acres buffer strip CRP, with the balance being timber and river land. The CRP contract expires in 2018 and pays $84 per year. The cropland soils are nearly all Eudora loam. This farm was in soybeans in 2010. The FSA bases and yields are 4.5 acres wheat, 34 bushels; 16 acres milo, 64 bushels. Tract 3
Generally, this is the part of the NE ¼ 32-2-5 lying west of the river bridge on the south side of US 36, Hanover Township, Washington County, Kansas, 42 acres, more or less.
This farm is located 1 ½ miles west of the Pony Express Truck Stop on the south side.
There are 30.5 acres river bottom cropland, with the rest being timber and river land. The cropland soils are nearly all Eudora loam. This farm was in soybeans in 2010. The estimated FSA bases and yields are 6 acres wheat, 34 bushels; 25 acres milo, 64 bushels. The estimated 2009 taxes were $250.
Tract 4
The W ½ NW ¼ 7-3-5, Little Blue Township, Washington County, Kansas, 77 acres, more or less.
The intersection of Xavier Road and 17th Road is the northwest corner of this farm.
There are 41.5 acres terraced cropland, 23 acres hay meadow, 3.9 acres timber and 6 acres farmstead. The cropland soils are gently sloping and moderately sloping Crete and Morrill soils. There is a 48x75 Butler Farmstead steel building, a 30x60 pole barn machine shed, a good 60x60 barn converted to a machine shed, a small steel grain bin, and other smaller improvements. The E ½ NE ¼ 12-3-4, Logan Township, Washington County, Kansas, 80 acres, more or less.
The intersection of Xavier Road and 17th Road is the northeast corner of this farm. This farm is located across the road west from Tract 4.
There are 32.9 acres terraced cropland, 13.7 acres hay meadow, and 30.7 acres good pasture with a pond. The cropland soils are gently sloping to moderately sloping Crete soils. The estimated bases and yields are 4.6 acres wheat, 34 bushels; 28.3 acres milo, 64 bushels. The 2009 taxes were $357.44.
These tracts are all well located, productive farms, and are a good mix of river bottom, terraced upland, and excellent grassland, with two tracts having excellent improvements.
