Beautifully expansive and hard-to-find recreational land in Southeast Wisconsin. This diamond in the rough was an operational hunting preserve for decades. The property features Ashippun River frontage, old fishing ponds, thick bedding cover, and exceptional whitetail habitat, offering trophy hunting opportunities for years to come. A recent survey and wetland delineation confirm approximately 10 acres of high ground, providing an ideal location to build your dream estate in this country oasis. With proper management, this could become one of the premier hunting properties in all of Washington County.
The land supports abundant wildlife including whitetail deer, turkey, small game, geese, ducks, and other big game. Recreational opportunities are plentiful, such as hunting, fishing, hiking trails, bird watching, and watersports. The property is barbed-wire fenced and consists of diverse vegetation—grassed areas, brush, and heavily wooded sections in a natural state. Currently used for hunting and recreation, the land also holds potential for residential or fishery development. A visit to this property will make you feel truly at home—it's a hunter’s paradise.

Jay Menger grew up in rural Walworth County spending most of his time enjoying the outdoors. While growing up he spent alot of time on his grandparent's deer farm, lake cabin, and hunting properties. At a young age he had a passion and extreme interest in all forms of real estate. This passion lingered in the back of his mind for many years. He loved to help everyone that he met growing up which led him to enlist in the Wisconsin Army National Guard for six years. Jay wound up going to UW-Oshkosh and graduated with a degree in Criminal Justice. After his time in the military, Jay decided to become a police officer because he still had the desire to help and protect people. For the past ten years he has served his country, state, and community. Unfortunately, he felt like he was still missing something in his life. With the passion he has for real estate he decided to take a leap of faith and obtained his real estate license. He wishes he would have made this decision 10 years ago. Besides his family, nothing make him happier then assisting Buyers and Sellers with obtaining their part of the American Dream. In his business, he carries the core values that he learned from his tim ein the service. Integrity, loyalty, dedication, compassion, and honesty are the core values that he stands by in his personal and professional life.
