The purchaser shall make a non-refundable deposit at the conclusion of the auction in the amount of 15% of the total purchase price. The deposit must be in the form of cash, certified check, cashiers check, or good personal check secured by purchasers personal demand note. The balance to be paid upon delivery of a general warranty deed on or before December 2, 2013. Possession to be given at closing and date of deed. Time is of the essence in the purchase agreement. Taxes to be prorated to date of closing. The property is being sold as is with no warranty. The property is subject to prior sale.
