A 6% Buyers Premium will be added to the winning bids to determine the final contract selling price for the property. The winning bidder will make a 10% Good Faith Deposit on the total purchase price of the real estate the day of auction, with bond approved by the Master Commissioner. The good faith deposit money shall be placed into an escrow account of John Paul Jones II, Wayne County Master Commissioner, with interest accruing on the unpaid balance at the legal rate of 12% per annum until paid, and the balance due within 30 days of the sale date and payable to the Master Commissioner. Should the Buyer default on the Purchase Contract, the deposit shall be retained by the Master Commissioner, until the courts instruct the distribution of funds. The Master Commissioner shall take the necessary action to have prepared all deeds, notes, bill of sale and all other legal documents necessary and required for the transfer of title from the owner to the purchaser, with the cost of such documents including deed tax when required to be borne by the owners. The Seller agrees to provide the Buyer a Master Commissioner Special Warranty Deed.
