Location: the AJS Ranch lies within the epicenter of the famed Golden Triangle. Description of the Ranch: This property is an irregularly shaped tract of native rangeland with level to gently sloping terrain. The general flow of drainage is from the north to the south. The elevation ranges from a low of about 652 MSL in the far northern tip of the property, to a high of about 721 MSL in the far southern tip of the property. The property is also improved with two wildlife food plots, about seven acres in the northern section of the property not fenced, and about two acres in the southern portion of the property that is fenced, with a retractable 8 net wire fence.
Water: Domestic water is supplied to the property by one water well, approximately 750 feet deep with the pump set a 500 feet. This water well produces about 20 gpm and has a new electrical submersible pump. The water well provides water to four small concrete wildlife waterings and two concrete water troughs. The well also pipes water to each of the two earthen stock tanks. The large tank located in the northern section of the ranch is stocked with bass and catfish.
Wildlife: The AJS Ranch has been harvesting big deer for the past 10 years as reported in the April/May 2004 issue of The Journal of the Texas Trophy Hunters Association magazine. The article is about a 182 4/8 buck that the owner harvested with a 26 4/8 inches of main beam, 8 4/8 inches G-2s, 12 inch G-3s, and 9 inch G-4s. The deer had over 40 inches of mass and split brow tines, along with a 4 inch drop tine. This ranch has excellent genetics! Also, the AJS Ranch has 5 fenced protein feeding stations, 5 corn feeding stations, and 5 elevated hunting blinds.
Improvements: The headquarters compound is situated in the northeastern section of the property, and is comprised of two single wide mobile homes, covered with a metal covering including an elevated wood deck. There is a covered cleaning shed with a walk-in cooler, tool storage, shed, equipment shed/carport, dog kennels, and grain silos. The AJS Ranch is perimeter fenced in its entirety with typical barbed wire and is not cross fenced. The sale of this ranch also includes the majority of all the furnishings in each of the mobile homes, including the televisions and commercial ice makers. Also included is a 1997 ton Chevy pick-up, a 20 hp Challenger diesel tractor with shredder, John Deere riding lawn mowers, Yamaha electric utility cart, chain saws, pole saw, and an assortment of tools and spare parts.
