COMMENTS:
This is a well known, high reputation farm that has been in the same family for 3 generations. Farms of this quality, size, efficiency and production capability, rarely if ever become available to the market place. For the investor, producer and or waterfowl enthusiast, there is no better opportunity than this.
This highly improved and productive rice and row crop farm is second to none. It is virtually impossible to find a more efficient or higher quality farm than this one.
Using current prices for precision land leveling, it is estimated that the owner has spent approximately #300.00 to $400.00 per acre leveling this entire farm. In addition, most all fields have permanent water structures for irrigation and drainage.
There exists an excellent exterior as well as interior road system throughout the entire farm and a cost efficient irrigation system. With all the improvements on this farm, that have been mentioned, the depreciable assets will be significant.
The location of this irrigated farm places it in major waterfowl hunting area. The owners currently flood areas of the property annually for ducks and geese. In addition, there is good dove hunting, some deer and hog hunting.
You can buy a farm and spend money developing the irrigation wells, irrigation and drainage system, precision level the land, build roads and barns.............Or, buy one with all the improvements in place like this one. One cannot create a farm like this one for the price.
