LOCATION: The property is located on the northwest side of State Highway 60/Business Highway 59 and is situated about 300 feet south of the highways intersection with County Road 148 (Ponderosa Road), about 1.1 mile south of FM 1161 at the town of Hungerford, and about 3.6 miles north of the highways intersection with FM 1301 in Wharton, Texas. The rear of the property is bounded by the east line of Kansas City Southern Railway railroad right-of-way.
SHAPE/TERRAIN: It is rectangular in shape and has terrain that slope toward the mid-portion from the north and south ends. This mid-portion is a low-lying natural drain for surrounding lands and encumbers about 1 acre (1/3) of the property. Although out of the designated flood plain, the property is none-the-less flood prone, which is the reason for the wooded-brushy vegetation that has never been cleared from the property.

SOILS: The primary soil type is Asa silty loam, which is a highly productive soil for agricultural purposes.

FLOOD PLAIN: It is out of the 100-year flood plain as designated by the FEMA Flood Maps; however, as previously stated, the property does have a low-lying area in the mid-portion that serves as drainage to the surrounding lands and, in fact, does flood.

EASEMENTS: The Texas Railroad Commission (TRRC) Public Viewer Maps indicate the location of a Kinder Morgan gas pipeline clipping the southwest corner of the property; howver, upon contacting Kinder Morgan, it has been varified that the Kinder Morgan pipeline was incorrectly located on the TRRC map and does not cross the subject tract.
