All of the ranch's fences, including the perimeter, are five line, barbed wire fences with metal T-posts, and are in excellent condition. Each pasture has its own water tank for cattle, and there is an old water well on the west side, which only needs a pump to be active. Several terraces run across the ranch from the days when the land was in cultivation, and these help channel water to the tanks as well. At the northwest corner of the ranch there is a small trap, used to load and unload cattle. The ranch is currently being used for a seasonal yearling operation, but would work for a cow/calf herd or horses too.
Hunting/Wildlife:
The seasonal Plum Creek is lined with mesquite thickets through the middle and a hackberry grove on the west end, which provides adequate cover for the whitetail deer moving across the ranch. The owner has seen lots of does and a few nice bucks on the property over the last few years. A tree stand and feeder are set up off of the largest pond in the middle of the ranch. (All game camera pictures posted are from this location.) Feral hogs roam this region of the county and will be found on the ranch consistently. There a few coveys of bobwhite quail along the creek. Homesite:
Probably the best location to build a home would be on the north end, due to its easy access to utilities and the city water line. FM 433, a two lane paved road, runs along the north side of the ranch, so there would be good access here too. The ranch has dirt roads on the east and south side as well. The property is located only five miles from the town of Vernon (pop. 11,500), which has an excellent school district, several restaurants, a feed store, hardware stores, etc.
Income Producing:
The ranch has a cotton base with FSA and has a direct payment of approximately $12,000/year that comes to the owner. The grass is currently being leased to a local rancher to run stockers on a gain basis. Last year, the owner's part from this amounted to roughly $10,000. The land has an ag-tax value, so the yearly taxes are just a little over $500/year. This allows for over $21,000 in positive cashflow each year to the owner, with little to no additional input needed.
