Trophy whiteails and lots of them!!! This square section of land is in eastern Wilbarger County and borders the historic 550,000 acre W.T. Waggoner Estate Ranch for a full mile on its south side!
TERRAIN:
The ranch has flat pastures divided by long draws. Some areas have sloped hills. The whole property is a diverse mix of mesquite brush country and cultivation, with approximately 80 percent in native pasture and 20 percent in cultivation. The farm land consists of three separate fields - 108 acres on the north side, an 8 acre staging area in the middle of the ranch, and a winding 23 acre field in the southwest corner. The 108 acre field has a cotton base and has a $2400 FSA yearly payment. All of the fields are also suitable for growing wheat or haygrazer too, and are fenced off separately for rotating livestock.

The ranch has seven water tanks across it, several of which are 10' deep. Two of the larger tanks are separated only by a dam and together form a 6.5 acre water shed. These particular tanks are shallow, but when the Fall rains fill them up, they provide duck and geese hunting opportunities in the winter. A couple of the other deeper tanks are stocked with catfish.
HUNTING:
With such an excellent arrangement of the farm fields, water tanks, and brush cover, the Lazy H is the perfect whitetail habitat. As stated above, the property borders the 550,000 acre Waggoner Ranch on its south border, which is well-known for its dense populations of whitetails. Neither the Waggoner Ranch nor the 800 acre property on the east are hunted; the neighbors to the west and north lightly hunt their properties as well, with the bulk of that land being in cultivation.
The current owner has enrolled the ranch in the MLD program since 2002, and since 2005 it has been classified as Level III. By culling the native deer and selectively harvesting, the current owners have been able to produce 170" class bucks each season, and have even taken three bucks that scored over 200". This property consistently produces monster bucks year after year, and with a five month deer season and minimal hunting pressure, you can be as picky as you want to be with your yearly trophy.
The owner estimates the resident deer herd to be around 50 during most of the year, but increasing to 300-400 during the rut and hunting season. He has counted almost 200 deer on the three fields in the evening, and this has been consistent year after year.
Additional wild game includes turkey, hog, dove, duck, sandhill crane, geese, coyote, and bobcat. The ranch comes with six tower blinds (two of which are large enough to sleep in), three tripods, and several spin feeders. It is set up for both rifle and bow hunting, with its open fields, senderos, and thick brush pastures.
GRAZING:
The pastures has good stands of native grass, and the owner has ran up to 60 pairs. The ranch is operated basically as one large pasture, with the fields fenced off separately. A 40 acre horse pasture by the headquarters was recently put in by the owner as well.
IMPROVEMENTS:
On the north side of the ranch, just off of the county road, is the headquarters, where there is a trailer house, equipment barn, and set of pipe working pens. This whole area has gravel down, as is the entrance road into the ranch. The trailer house is one open space and comes furnished with bunkbeds and couches; a small kitchenette is in the corner. It has a metal carport over it and the large decked porch, which creates a great area cook out.
Next to the trailer is a separate bathroom, with shower and sink. The owner uses a 375 gallon water tank to run the bathroom facilities, which he hauls water to fill up. Per the owner, even during the busiest time in the hunting season, this water tank lasts at least two weeks. Portable water tanks for transporting water from Vernon to the ranch will be included with the sale.
The barn measures 30' x 50' and has metal siding and a concrete floor. A long lean-to on the barn creates space to park another trailer or equipment. No equipment is going to be conveyed with the sale, but the owner has several items that can be purchased separately, such as a storage container, tractor, grain drill, and other misc items.
All of the facilities, fences, gates, and other improvements are in excellent working condition. Most of the fences were built new within the last few years.
MINERALS:
The owner doesn't own any mineral rights, so there is none to convey. About a third of the ranch has active oil production on it. This production doesn't phase the deer though, as you can sit and watch a buck walk right past a pump jack while it's going. The lessee keeps the roads and well sites extremely clean and has been very easy to get along with. They access the ranch from an adjoining property on the east, so they never use the main ranch entrance off of the public road (where the headquarters is).
