Tract 5 on Long Lake is a unique and very desirable property. This tract of land is almost 21 acres. It is restricted to protect both the value of the land and investment in improvements made. Location is a key attribute to this property. It is approximately two miles from Wal-Mart in Mineola. Mineola, Texas has an approximate population of just over 6000 residents and located in Wood County. This property is located minutes from emergency care, downtown shopping, a golf course, banks, airport, Amtrak, both commercial and retail trade and several restaurants including the new Jalapeo Tree Mexican Restaurant, East Texas Burger Company, LaWafalatta, Kitchens Restaurant, Ranchero, Peredez, Paraltas and Panda Express. You are approximately 20 miles to Interstate 20, 30 miles to Tyler and just over an hour to Dallas.

Tract 5 has a nice combination of woods and pastures. It has access to a 23 acre, shared lake that is fully stocked with largemouth bass, crappie, catfish, red ear, blue gill, sunfish and various bait fish including flathead minnows and shad. It consistently yields catches of 4 to 5 pound bass with the largest bass caught in this lake going over 10 pounds. Its popularity as an exceptional bass fishing lake among anglers has produced 3 TV shows dedicated to bass fishing. The lake even has a large marsh and treed, partially floating island in it. It is the home to a large variety of waterfowl and an abundance of wildlife. In recent years it has become the seasonal nesting ground for up to 10 pair of Canadian geese. Observing their mating rituals and territorial fighting is an amazing show lasting for many weeks in the spring of the year. Blue Herons roust in a forested slough on the lake.
This tract of land has over 300 feet of road frontage and more than 1000 feet of shore line on Long Lake. It has multiple building sites allowing you to let your imagination run when it comes to designing your custom home site. One of my favorite sites is close to the east side tucked into the trees. You could build a large deck that could cantilever over the lake. If you have horses you have a great area to ride them. The sandy soil in the pasture will be easy on their hooves and ankles. Water, electric, telephone and cable are available.
Tract 6 is contiguous to Tract 5 and consists of approximately 20.6 acres of pasture land. It is unrestricted, and has good commercial/retail or multi- family potential with more than 500 feet of road frontage on Hwy 37. It is predominantly pasture land. It too, like Tract 5, has sandy soil which is great for horses. The same utilities that are available on Tract 5 are available as well on Tract 6.
