Land Specialist Opinion
As many of you know, the entire state of Kansas has been producing monster bucks for decades, and southeast KS is a favorite for many people. This Woodson County property deserves your attention, and I will touch on a few of those reasons here, in detail.
Like many of you, I can tell a lot about a farm by looking at the aerial. Lets face it; any farm in Kansas with this amount of cover is going to hold deer, and probably big deer. However, that does not mean that you can consistently harvest those deer. Here are a couple things about this farm that stack the odds in your favor.
A key component that is often overlooked by land buyers is access to stand sites. On this farm, you will notice that most of the bedding cover is on the west side of the property. This is a HUGE deal, as prevailing westerly winds will always be in your favor as you approach stands. Combine this with the fact that the cover, terrain, and road systems lay out perfectly, and you have an ideal situation.
Another thing that jumps out to me from studying the aerial is the big blocks of timber and brush that are on the adjoining properties to both the north, northwest and west. These large expanses of creek bottom timber along Bloody Run, Duck and Turkey Creeks are holding giants, and cruising bucks are going to use these travel lanes. Notice as Bloody Run Creek approaches this farm; the timber along it becomes very narrow, making the entire center of this property a major funnel and a perfect ambush spot! Also, increasing bedding cover by the addition of warm season grasses in the 25+/- acre open are on the NW corner will make this farm incredible!
