Location is an excellent attribute for this property for both the cattle operator and the hunter. For the cattleman, the location is just south of Hwy 54 and a short drive to the scales at Yates Center and livestock markets at Eureka and El Dorado. There's good access from both the east and west sides through wide double-gate entrances. For the hunter, it's approximately 3/4 of a mile from either road to the main part of the timber, so the likelihood of anyone bothering wildlife from the road is practically none. There are multiple locations to add food plots without taking away from the income-producing pasture.
