The McConnells Tract PG4651 is in York County SC about 13 miles west of the City of Rock Hill. It is 252 acres and has good, paved road frontage off the Simpson Road. The property is about one mile from the McDonnells Community and HWY 321. It is conveniently located just 13 miles from Rock Hill and 33 miles from downtown Charlotte NC. The town of York serves as the county seat and is just little over 8 miles north of the tract. The state owned McConnells Wildlife Management area and the privately owned Catawba Wildlife Preserve are less than a mile away. The tract is bound to the north by Little Turkey Creek and a section of the western boundary is McClure Creek. These two creeks intersect at the properties northwest corner in a beautiful mature hardwood drain system. This system forms a nice buffer for the tract giving it protection and seclusion, The creek system has oak, hickory, ash, elm, poplar, some very nice looking black walnut, and is used heavily by the areas wildlife. 81 percent of the tract has been converted to pine plantation with the majority of it being 154 acres of a 15-year-old pine stand that should be ready to cut in the next 6 to 7 years. Stand 2 is 33 acres of 26-year-old planted pine and stand 17 is 16 acres of 27-year-old planted pine could be thinned or clearcut now. The road system is in good shape and allows access to the main parts of the tract. There are 4 food plots that have been maintained well and are great draws for deer and turkeys. This part of the state is growing, making this a sound long-term investment or recreational retreat.
