Sweatt 160

Sweatt 160 is a combination of heavy woods and grazing land with mature mesquites and hackberries. An unnamed, wet-weather creek meanders through this property and feeds a beautiful tank with excellent bottom-depth. The largest pond survived the drought and contains massive large-mouth bass. There is little to no hunting pressure from the neighboring ranches, which creates a significant habitat for the abundant wildlife. Game birds, such as dove and waterfowl, can be seen around the ponds and in the grazed fields eating the ample seed. The fences on the property are in good condition, including a two-year-old barbed wire fence creating the western boundary. County road frontage on Johnson Road provides easy access to the ranch and is a short drive to Graham or Olney, Texas.
