Improvements: The owner has recently completed a very nice 2,500 sq ft 3 bedroom, 3-1/2 bath limestone rock home with tin roof. The floors are stained concrete and the landscaped yard has a sprinkler system, and the home is fully furnished. This home is very comfortable and would please even the most selective person you would care to have on your ranch. For convenience there is a lighted game cleaning slab with a walk in cooler. Included with the ranch are 10 hunting blinds, 9 corn feeders (fenced pens), 5 protein feeders (also in fenced pens), 2 food plots; one of which is irrigated with a brand new mini center pivot irrigation system, and a steel storage container for feed and tool storage.
Water: The April Rain ranch is very well watered with 4 water wells and rights to an additional irrigation well. There are 2 tanks; one with an irrigation pump available to insure there would be constant water available. Water has been piped through the middle of the ranch with 3 water troughs.
Vegetation: Very typical and classic south Texas brush. The soil is good for growing big Mesquite, Guayacan, Guajillo, and most of the brush deer love and use. The ranch is thick with a strong diversity of fine brush.
Wildlife: Because the ranch has historically had some low fenced, big neighbors, the place is loaded with game. The ranch has recently been high fenced and new genetics have been brought in to take the ranch to the next level of very big deer plus having been game managing since 2002 makes this ranch truly special. They have shot 2 trophy bucks in the last several years with one gross scoring 165 and the other 172. There are lots of Quail, a few hogs, but lots of deer! One would have to say though the main feature of this ranch is the quality of the deer population.
Minerals: None. The owner does not own any mineral rights.
Price: $3,000 per acre.
Comments: This ranch is for the serious deer hunter that wants to step into a turn-key ranch for immediate enjoyment. All of the components are in place for the owner to not have to worry about anything but enjoying the ranch. With the new introduction of big south Texas genetics the owner can watch how the ranch progresses to a level of standard that far exceeds most expectations.
